
While the sales price of your home is a critical starting point, a more important calculation is your net proceeds. We call this your bottom line and calculating this number is an important step in aligning your expectations.
So, if you are ready to sell your home, grab a calculator, pen and paper and we’ll show you how your agent should help you step through it.
First, with all our clients, we discuss with our clients their estimated bottom line given a range of selling price scenarios: high, mid-range and low. In each case, we identify the expected costs and expenses associated with your home sale. Generally, your selling expenses can be divided into eight categories:
- Pre-marketing costs, such as, clean-up (debris removal), fix-up (repair and deferred maintenance items) and spruce-up expenses (painting and landscaping)
- Inspection fees, such as, pest inspection (termite and dry rot), general property inspection (roof, structure, foundation, plumbing, heating, electrical systems, chimney)
- Disclosure fees, such as, 3rd party generated advisories (Mandated Natural Hazards Disclosures)
- Staging, such as, professional stager consultation fees and furnishing rental charges
- Brokerage fees (Real Estate Agent’s commission)
- Debt pay-off (mortgage loan balances, judgments, property taxes, special assessments, outstanding liens, and HOA dues, if any)
- Title and escrow fees (Title insurance, Escrow and Document preparation charges, where applicable, notary and recording charges)
- Transfer taxes (City and/or County taxes imposed on the transfer of title, where applicable, and HOA transfer fees, if any)
Real estate transactions are like finger prints – everyone’s is different. So we suggest that you ask for a detailed explanation of the potential costs and charges of your sale before you list your home. We think knowing your bottom line up-front is a crucial factor in determining whether or not to list your home, as well as, your next steps.
