I was asked the other day, “what would be the #1 piece of advice would you give a San Mateo County home seller?”
My answer, “Don’t Overprice!”
The graphic below, from Gary Keller’s book, The Shift, illustrates why. The fair market value, or what a buyer is willing to pay for your home, is decreasing during a Buyer’s Market. This means that as you decrease your price to catch the market, you’ve wasted time and missed the opportunity to sell your home for top dollar.
