You are just starting to hear it in the news and you may have read it in our May 2009 San Mateo real estate price report…San Mateo real estate is starting to resurge! The homes in good locations, served by good schools and priced right are selling quickly. Some are even seeing multiple offers. Though we aren’t seeing the crazy overbids of years past, San Mateo County homes are selling.
What Does this Mean to You?
If you are a San Mateo first time home buyer, you may only have a small window of opportunity left to buy San Mateo homes at the affordable levels we are seeing now. With multiple offers and the increased sales we’ve seen over the last 45 days, it is only a matter of time before San Mateo home prices begin to climb again.
This Market is a First Time Home Buyer Market…Why?
The group that will most benefit from this market are San Mateo County’s first time home buyers. Without a home to sell, San Mateo County first time home buyers can be flexible with their move in dates to accommodate sellers who need the extra time to find a property, they can beat out another buyer who has to make an offer contingent on the sale of their home and they are able to purchase San Mateo real estate market at more affordable levels than even a few months ago.
Add the $8,000 first time home buyer tax credit to the mix, which now may be used towards closing costs, and first time home buyers who plan to stay in these homes for more than 5 years are poised to make thousands in equity when it comes time to trade up.
