What’s Ahead for Bay Meadows Race Track Property?

Yesterday a member of the San Mateo City Planning Committee came to speak with us and gave us some updates on the Bay Meadows Project. As many of you know, the Bay Meadows race track was demolished recently and the debree has been removed. You are probably wondering what is in the works for the Bay Meadows Racetrack area. We were too, so we asked!

Bay Meadows Phase I

The Phase I project is the development near the Whole Foods Market and Gold’s Gym, located on the corner of Saratoga Drive and Franklin Parkway. This project includes several restaurants, office space, open space, Bay Meadows townhomes, Bay Meadows homes and the Bay Meadows Archstone Apartments.

Before this area was developed into what it is today, it was the location of the Bay Meadows practice horse racetrack. When the practice track was torn down a few years ago, developers came in and made this area one of the nicer places to live in San Mateo. San Mateo residents who enjoy being able to walk to grocery shopping, restaurants and the gym should consider buying a home or townhome in the Bay Meadows area.

Because Phase I was a success, the developers for Phase II of the project have decided to do more of the same.

What Will Be Included in Bay Meadows Phase II?

Bay Meadows Phase II will be located on the same property which, until recently, housed the Bay Meadows Racetrack. This area is between Saratoga Drive and the Caltrain tracks that run parallel to El Camino Real.

Bay Meadows Phase II Will Include…

Residential Units in Bay Meadows Phase II

  • Condominiums with depressed parking above ground floor retail and office spaces
  • Townhomes, much like the townhomes in Bay Meadows Phase I

Green Space Included in Bay Meadows Phase II

  • 12 acres of parks and green space
  • Linear park connecting residential and non-residential buildings, much like what separates the residential from commercial areas of Bay Meadows Phase I
  • Large community park
  • Several smaller parks located throughout the development

There will also be several thousand square feet of office and retail space and also easy access to public transportation.

When Can You Expect to See Any Progress on Bay Meadows Phase II?

The rest of 2009 will be spent building infrastrcture including grading of the lot and roadway construction. Then, in 2010 the developers plan to do utility work and site improvements such as parks, the town square and continuing roadway construction. It probably won’t be until 2011 when residential units go up. Likely the townhomes will be constructed first, followed by the condominiums. The developers feel there will be a greater demand for the Bay Meadows townhomes and want to get those built first.
